
A properly specified standing-seam roof has no exposed fasteners on the field, sheds water on a continuous plane, and carries wind ratings that tile and shingle struggle to match. On a coastal Miami-Dade property that is a serious argument.
The catch is that "metal roof" covers everything from an architectural standing-seam assembly to an exposed-fastener agricultural panel, and the gap between them in this climate is enormous. Salt air punishes the wrong specification quickly.
Standing-seam panels are joined by a raised seam that is mechanically locked or snapped together, with the clips concealed beneath. Nothing penetrates the water plane in the field of the roof. That is the whole argument, and it is a strong one.
Exposed-fastener panels — 5V crimp, corrugated, R-panel — are screwed through the face into the deck or purlins, with a rubber washer at every screw. They cost substantially less. They also have thousands of penetrations, and in Miami sun those washers are a maintenance item with a life measured in years, not decades.
Within a few miles of the coast, and especially east of Biscayne Bay, the metallurgy matters more than the profile. Aluminium is the conservative choice near salt spray; it does not rust, full stop. Galvalume-coated steel performs well but has a defined coastal exclusion distance in most manufacturer warranties — read it, because a warranty void within a mile of salt water is not a warranty on Key Biscayne.
Fasteners and clips must be compatible with the panel metal. Mixing metals in a marine environment sets up galvanic corrosion, which eats the connection rather than the panel and does it out of sight.
Wind mitigation credits in Florida are driven by documented roof characteristics: covering type and its approval, roof-to-wall connections, deck attachment and roof geometry. A metal roof installed to a current NOA, on a re-nailed deck with a sealed secondary water barrier, tends to document well on the mitigation form.

How to read these. Ranges are Miami-Dade market pricing for planning and budgeting, not a quote. Real numbers move with roof geometry and pitch, how much deck has to be replaced once the tile is off, the secondary water barrier the HVHZ requires, tear-off depth, access and staging, and how many squares of tile can be salvaged and reset versus supplied new.

The panel profile, gauge, clip and fastener are approved as an assembly, with a maximum panel width and clip spacing for a given wind zone. Substituting a clip or widening the spacing voids the approval.
The secondary water barrier requirement is about the deck, not the covering. A metal roof over an unsealed deck is not compliant in the HVHZ, and the underlayment beneath metal has to be rated for the temperatures a metal roof reaches.
Metal roofs fail at the perimeter and the ridge, not in the middle. Clip spacing tightens in perimeter and corner zones, and edge metal is engineered. A quote with one clip spacing for the whole roof has skipped the zone calculation.
A long metal panel in Miami sun moves measurably between night and afternoon. Clips must allow that movement, and penetrations and terminations must tolerate it. Fixing panels rigidly at both ends is a common and expensive error.
The rule that decides most jobs: Miami-Dade and Broward are the only two counties in the country designated a High Velocity Hurricane Zone. The HVHZ provisions of the Florida Building Code are a stricter, separate rulebook: products need their own approval, the deck has to be sealed, attachment is tested in the field, and there are more inspections. A roofing spec that is perfectly legal in Orlando or Tampa can be non-compliant here without a single word changing on the page.
Standing seam generally runs $15 to $26 per square foot installed, or roughly $30,000 to $55,000 on a typical single-family home. Exposed-fastener panels cost meaningfully less but carry thousands of penetrations, and in this climate that changes the maintenance profile substantially.

A properly specified standing-seam aluminium roof should give 30 to 50 years in this climate. Exposed-fastener panels are shorter, and the practical limit is usually the washers rather than the metal — plan on re-screwing within the roof's life.
Not straightforwardly in Miami-Dade. The HVHZ secondary water barrier requirement applies to the deck, so any assembly that leaves the old covering in place has to explain how the sealed deck is achieved. In most cases that means a tear-off.
