Miami Roof Check

Six quick answers. You get a planning cost range from our published Miami-Dade prices, where your roof sits in its service life, whether Florida's 25% rule is likely on your side, and a straight answer on what to do next. Nothing you enter is stored.

1 What is on the roof now?
2 Roughly how big is the roof?

Not sure? Start with your home's living area — the real roof is usually larger once pitch and overhangs are counted.

3 When was the roof installed?

The permit year if you know it — it is on your closing documents or the permit record.

4 Has your insurer said anything about the roof?
5 Any leaks or storm damage?
6 Where is the property?

How the Roof Check works

Our numbers, our rules — shown, not hidden.

The cost range multiplies your roof area by the installed price per square foot on our Miami roof cost guide, the same ranges we use for budgeting. Ranges are Miami-Dade market pricing for planning and budgeting, not a quote. Real numbers move with roof geometry and pitch, how much deck has to be replaced once the tile is off, the secondary water barrier the HVHZ requires, tear-off depth, access and staging, and how many squares of tile can be salvaged and reset versus supplied new.

The 25% rule result follows Senate Bill 4-D as explained in our HVHZ building code guide: a roof permitted on or after 1 March 2009 will usually qualify for repair rather than full replacement. The insurance note reflects what we see every week — it is not insurance advice, and your policy and carrier decide.

Questions we get

How accurate is the Roof Check cost range?

It uses the same Miami-Dade planning ranges published on our cost page, multiplied by the roof area you enter. Real numbers move with pitch, deck replacement found after tear-off, the HVHZ secondary water barrier, access and how much tile can be salvaged — which is why it is a range, not a quote. The free assessment turns it into a real number.

Does the Roof Check collect my information?

No. Everything runs in your browser and nothing you enter is stored. If you book an assessment afterwards, the booking link carries a short summary of your answers so we arrive prepared — you can still change anything on the booking form.

What does the permit year have to do with the 25% rule?

Since 26 May 2022, a roof built or repaired under the 2007 Florida Building Code or later no longer has to be fully replaced just because more than 25% of it is damaged. In Miami-Dade the practical dividing line is a permit on or after 1 March 2009. The permit record settles it, and we pull it as part of the assessment.
